A repeat client returned to Domoarchitecture with a valuable Brooklyn corner lot and a clear directive: maximize residential and retail value while creating something distinctive in a neighborhood of standard brick buildings. 

The challenge: optimize unit count and square footage while solving the competing demands of privacy, views, and energy efficiency. Standard approaches would mean choosing between panoramic city views (requiring full glass) or residential privacy (requiring solid walls)—compromising either marketability or livability. 

Our solution was a perforated metal facade that solves multiple problems simultaneously. The screen provides privacy for residents while allowing full-height glass behind it, delivering unobstructed New York City views. The perforated metal also functions as passive solar shading, reducing cooling loads and supporting our goal of passive building certification. The metallic facade contrasts with the neighborhood’s white brick residential buildings, giving the development market differentiation. 

The result: a building that commands premium rents through design innovation. Residents gain panoramic views with privacy. The developer gains energy efficiency that reduces operating costs and enhances marketability. The perforated facade becomes both functional infrastructure and architectural identity.
